Multiple swimming pools with dining terraces, an interactive children’s fountain, play grounds, shade pavilions, and outdoor living rooms all contribute to and encourage an outdoor lifestyle that is as friendly to children as their parents and elders.
While targeted to older residents, the design was also considerate to young children so that grandparents and their grandchildren can enjoy the open spaces together.
We prepared full construction documents (rare in China) and provided construction support to ensure quality of detailing—including all garden structures: rails, shade canopies, play pavilions.
The design incorporates a variety of sustainable features including green roofs to reduce runoff and heat. The team selected local materials for the paving and planting palettes, and incorporated the use of energy-efficient LED lighting.
Our team faced an additional challenge: the towers do not in fact align and there is a grid-shift running through the center of the largest residential park. The central connective pathway with its canopies, fountains and hedges became the spine of the project where the two grids are rectified.
The resulting gridded garden accommodates and rationalizes the challenge brought forth the by numerous egress and air vents for the parking structure below ground.
Our design is organized around a series of garden rooms of varying scales and programs.
The entire project was developed on-structure over parking in order to enable the development of green space with a resort-like peaceful feel.
With scenic area accounting for only 25% of the city’s land space, the modern, contemplative aesthetic of the gardens offer a respite from the city’s urban sprawl.
Five high-end residential towers overlook a 14 acre site of gardens, park spaces and a civic plaza along the Ou River.
Our client sought to offer a development where high quality living, shopping, playing, and tourism could all be accommodated without leaving the city. The Phase I Residential Towers and Gardens opened in 2012, becoming home to a growing economically powerful and culturally sophisticated community.
Site Plan. Wenzhou is the third largest city within China’s Zhejiang Province, and is one of the earliest open market cities in China. Despite the wealth and economic stability in the region, housing quality and retail have not kept pace with the city’s economic growth.

Wenzhou is among the top economic power houses in China’s Zhejiang province, yet despite the influx of wealth, housing quality and retail have not kept pace with the city’s steady growth. The Wenzhou Lucheng Residential Towers and Gardens offer high quality living, shopping, and playing to a growing economically powerful and culturally sophisticated community.
